What the strata stock in Parramatta looks like

High-rise and mixed use, mostly post-2010

Much of the stock is newer high-rise, which means the records tend to carry active defect and rectification history rather than long maintenance backlogs. Building bond arrangements, engineer reports and cladding assessments are the recurring themes.

What your report covers

Up to five years of committee and general meeting minutes, the full special levy history, financial statements and the ten-year capital works plan, insurance, fire safety compliance, defects and building issues, litigation and disputes, the strata plan diagrams and the by-laws.

Common questions

How long does a Parramatta strata report take?

We confirm your booking within 24 hours of the signed authority, and deliver the report within 24 hours of inspecting the records. The two variables are how quickly the authority is signed and how quickly the strata company grants access, both outside our control.

Do I need a letter of authority first?

Yes. Strata records can only be inspected with a signed authority from the owner of the lot. Your conveyancer, or the selling agent, obtains it from the vendor’s side and sends it to us. We don’t prepare or pre-fill authorities. Once the signed authority is in, we book the search.

What does a strata report cost?

$330 inc. GST. That includes the strata company's search fee, which commonly runs $60 to $65 and is charged separately by some providers.

The building is only a few years old. Is a strata report still worth it?

Often more so. Newer schemes are where defect claims, rectification works and building bond arrangements sit, and those are recorded in the minutes and correspondence rather than being visible on inspection. A short records history is not the same as an uneventful one.
