Services
What’s in a Genesis strata report
Meeting minutes review
AGM, EGM and committee minutes examined for upcoming levies, disputes, maintenance issues, unresolved defects and governance problems.
Financial statement analysis
Administrative and capital works fund balances, income and expenditure, arrears, and how the budget has performed.
Insurance review
Building insurance, public liability, office bearer’s cover, and claims history where it is recorded.
Fire safety compliance
Annual Fire Safety Statements, servicing records, and any noted non-compliance.
Capital works fund plan
The ten-year plan, and, importantly, whether it actually accounts for the works the scheme is facing. A plan that predates the works tells you very little.
Special levy history
Every set of minutes read, however old. This is the section that shows how the owners corporation has actually funded its expenses over time, whether that was a budget shortfall or an unforeseen shock.
Litigation and disputes
Action between owners and the committee, proceedings with developers or builders, NCAT orders and complaints.
Defects and building issues
Whether recorded in minutes, defect reports, engineering assessments or correspondence.
By-laws and strata plan
Pets, renovations, exclusive use of common property, short-term letting and smoke penetration, the five that buyers actually need. Plus the registered strata plan: common property boundaries, lot configuration and exclusive use areas.
Review of an existing report: $165 inc. GST
What it is
Already bought a report from another inspector? We read it against the documents behind it and set out what it covers, what it leaves open, and what the figures actually mean for your lot.
What we need from you
The report, and any supporting documents you were given with it, minutes, financials, by-laws, the ten-year plan. No authority is needed and no strata company is involved.
What you get
A written review: what the report covers, what it leaves open, and what each figure works out to for your lot. Where something is missing, we say so rather than pass over it.
Turnaround
Usually back the same day, and within 24 hours of receiving the documents.
What it isn’t
Not a new inspection. We don’t obtain records from the strata company and can’t verify what we haven’t been given. Errors in another provider’s report remain theirs.
Price and ordering
$165 inc. GST. Order online and upload the report and documents with your order.
Ready when you are
Skip the quote. Order your report and we’ll take it from there. A full records inspection is $330 inc. GST; a review of a report you already have is $165.
