Order a strata records inspection for a client in about two minutes. $330 inc. GST, with the strata company’s search fee included, so the price you quote your client is the price they pay.
How ordering for a client works
- Place the order online. Property address, the cooling-off or auction date if there is one, and a contact email. Use the notes field to tell us who else should receive the report.
- Send the signed authority to inspect. Upload it with the order, or email it to info@gsr.sydney once the vendor’s side has signed it.
- We book the search with the strata company and confirm the booking within 24 hours of the signed authority.
- The report is delivered within 24 hours of inspecting the records.
Payment is by card when the order is placed. If the authority can’t be obtained or the strata company won’t grant access, the fee is refunded in full.

Who prepares the report
George Said, a licensed strata manager with more than 15 years across construction site management, insurance and strata management. He reads and checks every report himself.
Genesis Strata Reports is an independent inspection business. It is not a strata management company and does not manage any building it reports on.
What the report covers
Up to five years of committee and general meeting minutes, the full special levy history, financial statements and the ten-year capital works plan, insurance, fire safety compliance, defects and building issues, litigation and disputes, the strata plan diagrams and the by-laws.
The special levy history goes back as far as the minutes on file, and each figure is stated twice: what it meant for the owners corporation, and what it works out to for the lot your client is buying.
What the report does not do
- It does not recommend whether to buy. It states what the records contain, and the advice stays with you.
- It does not estimate future levies. Where works are foreshadowed and quotes are on file, the figures are set out against the fund balances.
- It does not inspect the building. It reports what the records show qualified people have found and what the owners corporation has resolved.
Common questions
Who signs the authority to inspect?
The owner of the lot, which in a sale is the vendor. The selling agent can also sign it under the agency agreement. Section 182 of the Strata Schemes Management Act sets this. We don’t prepare, pre-fill or send authorities.
How quickly is the report delivered?
We confirm the booking within 24 hours of the signed authority and deliver the report within 24 hours of inspecting the records. The inspection date depends on when the strata company grants access. Put the cooling-off or auction date on the order and we tell you whether it is achievable before you pay.
Is the strata company’s search fee extra?
No. The $330 inc. GST includes the search fee, so there is nothing to pass on to your client later.
What if the records can’t be obtained?
If the authority can’t be obtained, or the strata company won’t grant access, the fee is refunded in full.
Can you review a report my client already has?
Yes. A review of an existing report is $165 inc. GST, usually back the same day. It reads the report against the documents supplied with it and sets out what it covers, what it leaves open and what the figures work out to for the lot.
